1. Photos, in this order
- The whole room, so the stain's position is clear.
- The stain close up, with a coin or ruler for scale.
- The same shot every two to three days, same angle, to show it growing.
- Anything damaged: furniture, electrics, flooring.
- The area above or outside, if you can see it (the bathroom above, the roof, the facade).
2. The pattern log
| Date and time | What happened just before | Wet or dripping? | Size change |
|---|---|---|---|
"What happened just before": a shower upstairs, rain, the aircon running, or nothing at all. That column points to the source.
3. Who to contact, in order
- HDB flat, leak from above: your upstairs neighbour, then HDB if you want Goodwill Repair Assistance.
- HDB top floor or facade: your Town Council.
- New flat: HDB, before anyone touches the tiles (warranty).
- Condo: the management, to arrange a joint inspection.
- Landed: a specialist; a neighbour if the source is on their side.
4. Keep these
- Every message to and from your neighbour, the Town Council, HDB or the MCST, with dates.
- Inspection findings: moisture readings, dye or ponding test results.
- Quotes and receipts.
- Your insurance policy wording, if you plan to claim for damaged contents.
