What happens on the first visit
The specialist sounds the ceiling or wall to find hollow areas beyond the visible crack, checks how far the steel corrosion has gone, and looks for the moisture source that is driving it, usually a humid bathroom or a slab leak. How spalling is repaired
Loose and hollow concrete is removed back to sound material, the exposed steel bars are cleaned and treated against corrosion, the section is rebuilt with a repair mortar, and the area is sealed and repainted. HDB's own prevention advice is to repaint ceilings regularly, improve ventilation in wet areas and seal ceiling cracks promptly (HDB).

- New flats: HDB's warranty covers spalling concrete for 10 years (HDB).
- Home Improvement Programme: spalling repair is one of HIP's essential improvements, fully funded by the Government (MND).
- After the defects period: owners can ask for HDB's Goodwill Repair Assistance, where HDB carries out the repair and co-pays 50%, with the owner paying the rest (MND).

Is it dangerous?
Spalling pieces can fall. HDB treats it as a safety issue once it spreads (HDB). If a section above a bed, sink or walkway is bulging or loose, keep clear of it and get it inspected; small hairline cracks with rust stains are the early stage and the cheapest to fix.
