Condominium leaks sit inside the strata framework. BCA's guide on water seepage starts from the question that decides everything: whether the seepage originates within a strata lot or at common property, for example a burst pipe in a unit versus a leaking roof (BCA Guide 13).

BCA recommends a joint inspection by the affected parties and the management corporation or managing agent to establish the cause before repairs. It treats damages and compensation as private matters to settle amicably between the parties, and points any dispute to the Strata Titles Boards (BCA Guide 13). A detection report with moisture readings and dye-test results is what makes that inspection quick.

Condos add details HDB flats rarely have: built-in planters along living rooms, balconies over the unit below, and concealed pipes running through ceilings that may serve several units. Each needs its responsibility settled before work starts, which is why the inspection notes whose element the leak comes from.
