Seepwise arranges window leak repair for Singapore homes where water comes in around window frames during heavy rain. In HDB flats, windows are among the fittings the owner is responsible for (HDB), so this is a job you arrange yourself.

What happens on the first visit

The specialist checks the sealant around the frame, the weep holes at the bottom of the frame track, the joints in the frame itself, and the wall around the opening for cracks. A controlled water test on the outside, where safe, shows exactly where water crosses into the room.

Where window leaks come from

  • Perimeter sealant shrinking and cracking in the sun, opening a gap between frame and wall
  • Blocked weep holes so water collects in the track and overflows inward
  • Frame joints opening at the corners
  • Wall cracks beside the window carrying water around the frame

Timing: the storms that find them

Window leaks show during wind-driven rain, which in Singapore means monsoon surges in December and January and the afternoon thunderstorms of the inter-monsoon months, late March to May and October to November (World Bank). Book the inspection while the pattern is fresh.

The repair

Failed sealant is removed and replaced with a compatible sealant, weep holes are cleared, frame joints resealed, and any wall cracks injected. If water has already damaged plaster below the window, that is made good after the leak is fixed.

Questions people ask

Who fixes a leaking window in an HDB flat?

The owner. HDB lists windows among the fittings owners are responsible for. Facade cracks outside the window are the Town Council's.

Why does my window only leak in storms?

Wind-driven rain pushes water into gaps that ordinary rain never reaches: perimeter sealant, frame joints or blocked weep holes.

Can I fix it with silicone myself?

Silicone over old, failed sealant rarely bonds. The old sealant has to come out first.

Is it the glass?

Rarely. Most window leaks are at the frame perimeter, the joints or the drainage.

Is there a charge for sending a request?

No. Sending a request costs nothing. The specialist explains any inspection fee before the visit.
